Frequently Asked Questions

Do I need planning permission for a house extension in Redbridge?

If your property is a flat, in a conservation area, is listed, or is subject to an Article 4 Direction, you will usually require planning permission. However, many rear extensions, loft conversions and outbuildings can be built under Permitted Development. Please note that even where planning permission isn’t required, Building Regulations approval is likely to be necessary.

What is an Article 4 Direction, and how could it affect my project?

An Article 4 Direction removes certain permitted development rights. In Redbridge, this can mean you need planning permission for works such as replacing windows, altering roof coverings, building porches, or making external changes that would normally not require approval. Before commencing construction, we will confirm whether your property is affected.

Which parts of Redbridge have additional planning restrictions?

Wanstead Village, Aldersbrook, South Woodford, Woodford Bridge, Woodford Green, Snaresbrook, Claybury and the Bungalow Estate have stricter planning controls. Properties in these areas may require planning permission for works that would normally be permitted elsewhere.

What is the Party Wall Act?

You must notify neighbours if the work involves a shared wall. If they do not agree with the planned works, a surveyor will be required for the project to proceed. The survey will identify technical details, appropriate working hours, and protective measures.

Will flood risk affect my extension or new build in Redbridge?

If your property is within Flood Zone 2 or Flood Zone 3 – which covers the corridors of the River Roding, Cran Brook, and Seven Kings Wateror – or in another area with a high risk of surface water flooding after intense rainfall, your planning application may require a Flood Risk Assessment (FRA). We can help identify any flood-related constraints before work begins.

Do I have enough room for a loft conversion?

You will need a minimum of 2.3m between the top of the ceiling joists and the roof ridge. If not, we may need to lower the floor below or raise the roof during construction.

Can I build near the River Roding or other watercourses?

Yes, but additional permissions may apply. If your project is on or close to a main river or ordinary watercourse, you may need consent from Redbridge Council or a permit from the Environment Agency, depending on the location and the proposed works.

How do I compare building quotations?

Look beyond the total price. Compare what’s included, the quality of materials, project timescales, payment schedule, warranties, and whether Building Control, waste removal, and finishing works are part of the package. You also can’t put a cost on expertise. With over 40 years’ experience building in Redbridge, we have seen it all – and built it all – so you can trust that a quote from us will deliver.

How much can I increase the value of my home?

Successful building projects can significantly increase both the value and appeal of your property, particularly in sought-after areas such as Wanstead, South Woodford, Woodford Green and Gants Hill. While every home is different, the following improvements typically offer the greatest return on investment:

Building ProjectTypical Increase in Property Value*
