To check whether your loft can be converted into a living space, there are three main considerations:

Internal Height: Measure from the top of the ceiling joists to the underside of the ridge board at the apex. For a loft to be suitable for conversion, this should be at least 2,500mm.

Roof Pitch: Assess the angle of the roof. A steeper pitch generally provides greater central head height, improving the usability of the converted space.

Footprint: As a rule of thumb, the internal dimensions should be a minimum of 5,500mm side-to-side (including any chimney breast) and 7,500mm front-to-back to allow for a practical and comfortable layout.

Many single-storey rear extensions fall under “Permitted Development”, allowing you to proceed with a house extension without seeking further approval. However, please note that Permitted Development rights only apply to houses – not flats, maisonettes, or other types of buildings. If your house is within a conservation area or the property is a listed building, stricter rules can also apply.

Most, if not all, London boroughs apply the BRE 45-degree rule to ensure that property developments do not excessively block daylight to a neighbour’s windows. The rule typically applies to house extensions, but can also apply to loft extensions that require planning permission.
