Frequently Asked Questions
Do I need planning permission?
If you have Permitted Development (PD) rights, planning permission is often not required. However, PD rights only apply to houses, not flats, maisonettes, or other buildings. And projects must follow strict guidelines regarding height, width, and materials. If you live in a conservation area, are a listed building, or fall outside PD rules, you will need planning permission. For more information, please get in touch with our experts.
What is a Lawful Development Certificate (LDC)?
Even with Permitted Development (PD) rights, we recommended getting an LDC from your local council to prove the loft conversion is legal should you choose to sell the property.
What is the Party Wall Act?
You must notify neighbours if the work involves a shared wall. If they do not agree with the planned works, a surveyor will be required for the project to proceed. The survey will identify technical details, appropriate working hours, and protective measures.
How long does a loft conversion take?
A standard conversion usually takes around 8–12 weeks, although this can vary by complexity. During the planning stage, we’ll provide you with upfront timelines and an agreed schedule for completion.
Can I be in the house during a loft conversion?
Yes, we can access most work from external scaffolding. But if you’re working from home, you may need your headphones. Expect disruption during internal staircase construction.
Do I have enough room for a loft conversion?
You need a minimum of 2.3m between the top of the ceiling joists and the roof ridge. If not, you may need to lower the floor below or raise the roof (requiring planning permission).
Which loft type is best?
Terraced homes are often suitable for rear dormer or mansard loft conversions, while hip-to-gable loft conversions are popular for semi-detached homes. However, if we can dive into all the options during a free, no-obligation quote.
